The Algarve is not one market but several. The central coast around Albufeira, Vilamoura and Quarteira is busy and well served all year. The west, from Lagos out to the wilder Atlantic at Sagres and Aljezur, is quieter and greener. The east, around Tavira and Olhão, keeps an older, gentler pace. Inland, the hills behind Loulé and Silves offer space, views and far better value than the seafront, with the beach still a short drive away.
Buying here is straightforward once you have the right people around you. You will want a lawyer who works for you, not the seller, and a Portuguese tax number, the NIF, before you sign anything. The Faro district average asking price is €3,849 per m² (idealista price index). The spread is huge: Loulé, home to Quinta do Lago and Vale do Lobo, averages €4,569 per m², while inland Alcoutim averages €1,087 per m², roughly a quarter of the price. The Algarve as a whole averages €3,870 per m² against a national average of €3,019.
Two at purchase: IMT, the property transfer tax, and stamp duty at 0.8% of the price. In 2026 no IMT is due on a home you will live in below €106,346, and above that it climbs on a progressive scale. Buyers under 35 purchasing their first permanent home pay no IMT or stamp duty up to €330,539 (Official Circular 40129/2026, via The Agent Trust). After purchase you pay IMI, the annual municipal property tax.
Yes, with no restrictions on nationality. You need a Portuguese tax number (NIF), which any lawyer or NIF service can arrange, and non-residents pay the same IMT and stamp duty as residents (The Agent Trust, 2026). The golden visa no longer applies to property purchases; buying a home does not by itself grant residency.
Inland and east. Alcoutim is the cheapest municipality at €1,087 per m² average asking price, and the interior municipalities generally sit far below the coast (idealista price index). On the coast itself, the eastern Algarve around Tavira and towards the Spanish border is gentler than the central resort belt around Loulé, Lagoa and Albufeira.
It is not legally required, but almost every buyer uses an independent lawyer to check the property’s registration, licences and debts before the promissory contract (CPCV), because debts can travel with the property in Portugal. Budget for legal fees, notary and registration on top of IMT and stamp duty when you plan the purchase.
